Responsible for the leasing of all vacant homes and pre-leasing all homes that become vacant. He/she will ensure that the needs of the military families are met in a professional and courteous manner. He/she will coordinate outreach and assist with building resident satisfaction to increase levels of occupancy and build better community relationships. He/she will assist in accomplishing his/her responsibilities by completing all work assignments, reports and inspections in a timely manner.
Responsibilities
1. Responsible for answering phones and inquiries on housing availability and have the ability to speak confidently to all inquiries as to the various features offered.2. Scheduling and assisting with periodic inspections and conducting Move-In and Move-out inspections with the client.3. Responsible to pre-inspect homes as assigned by supervisor prior to a scheduled Move-in to assure clean, habitable conditions and to create a favorable first impression.4. An ability to explain the community benefits to clients.5. Will be familiar with the various floor plans and neighborhoods that are available to the various ranks on the waiting lists. 6. Keeps accurate records of all inquiries and applications on the waiting list. 7. Monitor and follow up on the status of applications and the applicant's acceptance or rejection of homes within their eligibility. 8. Ensure completion of all required documentation to process the application including completion of the Lease and Move-in packet as well as all required leasing reports.9. Ensure the Move-in packet is completed according to the guidelines with a completed Move-In Inspection, signed by both management and the resident, and in compliance with Fair Housing Laws.10. Maintain resident confidentiality and comply with code of ethics.11. Maintain mutually respectful, collaborative relationships with staff and residents.12. Attend appropriate internal and external meetings as assigned by supervisor. 13. Enforces and adheres to company policies, rules and regulations.14. Participates in staff meetings and trainings as directed by supervisor.15. Perform other related duties and responsibilities as assigned.
Qualifications
Required Experience:
Any combination of experience, education or training that will assist the employee to successfully fulfill the required knowledge, skills and abilities.
Required Education/Training:
High School Diploma/and or GEDValid Driver's License and acceptable driving record requiredComputer skills including MS Word, Power Point and Excel
Required Skills and Abilities:
- Advocate, organize, problem-solve and obtain results for residents.- Ability to troubleshoot and prioritize work.- Ability to remain calm and composed in stressful situations and exercise resolution skills where appropriate.- Ability to work in a fast paced team environment.- Effectively present information, and respond to questions from Residents, Supervisors, and other co-workers.- Capacity to operate independently and resourcefully, taking initiative and exercising own judgment for majority of work.- Communicate clearly and concisely, both orally and in writing.- Strong organizational skills.- Preferred knowledge of housing specific software, i.e. Yardi, RealPage.
Working Conditions:
The employee's work involves primarily office work in a typical office environment, however, will be required to show available units to prospective residents which may involve driving, walking, climbing stairs as part of home inspection tours in a variety of weather conditions.
There is some degree of stress resulting from working in a close environment as well as working with the public and other employees.
Must be able to work flexible hours to occasionally include evenings or weekend work.
Salary Range Information:
The range displayed on each job posting reflects the targeted base salary for the position. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.
